The Roost is a one of a kind cottage in the heart of picturesque Hawkshead, all the convenience and amenities of the village but the space and the views of the countryside; make this a truly idyllic place to stay. Inside and out, this is a place to enjoy, entertain and relax from the large open plan living space to the games room and south facing garden, it’s an all-year all-round delight. Ideal for families or small groups, The Roost sleeps six across 3 tastefully designed, spacious bedrooms.  

The Space

The cottage is an upside down house in that the open plan living space is spread over the first floor to take in the light and best views of the village and hills whilst the bedrooms are all  spread evenly over the ground floor.   

Kitchen and living space:  From the garden at the front of the cottage up the wide stairs you enter the living area, with high ceilings and windows on three sides. Here you can relax on either of the luxury leather sofas, it's a great space for family’s or to cuddle up and take in the views or watch a movie on the smart 48’’ TV.   

Moving though to the cottage you next arrive in the dining area, with room around the oak table for eight you entertain, and in the winter months for extra coziness which flows throughout the cottage, why night light the wood burner. Immediately off the dining room is the state of the art kitchen with an induction hob, raised oven and all the equipment you could need to make everything from a cup of tea to full Sunday roast - it’s a pleasure to cook in.   

The final room on the first floor is the new luxury bathroom, with toilet and freestanding bath it’s perfect for a kids bath time or to unwind and ease your muscles after a day of exploring.   

Bedrooms:  Sitting snugly beneath the living space are three great sized bedrooms, each with their own character. Despite being on the ground floor, these rooms are light and spacious with careful attention to detail in the design and lighting.   

- The ‘King’ room is a spacious dual aspect double room with views towards the church. It features a king size bed, is tastefully decorated with minimal furniture and a large TV, it’s ideal for lazy mornings.  

- The ‘Queen’ room also features a double bed, window seat and ample space for a couple or lucky individual to enjoy.  

- The ‘Jack’ room has two single beds, it is spacious, comfortable and minimalist making it suitable for all ages to enjoy.   

The ground floor also features a toilet and walk in shower, and a small porch with washing facilities.   

Outside:  Pleasantly for such a village location, The Roost boosts plenty of outside options. The sweeping driveway intersects established flower beds, a circular lawn and large patio culminating in the garage-cum-gamesroom.    

The south facing patio catches the sun throughout the day, it’s ideal for al-fresco dining, BBQs or simply sunbathing (when the weather allows). Immediately in front of the cottage is the lawn, ideal for dogs and kids to pay alike; you’ll find our croquet set is a great way to pass a fine evening here. From here there are attractive panoramic views towards Latterbarrow, Grizedale and the surrounding countryside.  

In addition to the main cottage there is also a games room with a small kitchen area, toilet and pool table. It’s great to keep the family entertained on a wet day or winter evening; let the kids play or host a pool tournament once the younger ones have gone to bed!  Access is for the whole property, including the surrounding garden. 


Though not physically there, throughout the stay we are contactable for advice, problem solving etc. We also provide an emergency number, of a local friend should it be needed.  


Located in the picturesque village of Hawkshead famous for its literary connections to William Wordsworth and Beatrix Potter. The Roost is on Church Hill, just up from the Main Square and under the gaze of the gothic St Michaels and All Angels Church.   

The village has everything you could need for your stay and many independent businesses that really make Hawkshead a massive draw including: 

- Four pubs offering a variety of food and drink with outdoor spaces too. 

- A number of cafes, not to mention Kittchen; the only cat cafe in Cumbria. 

- Unique shops selling gifts, outdoor wear, artisan products, ice cream and chocolate.   

All these amenities are just a couple minutes walk, so whether you're popping for milk and a paper in the morning or having a few beers on a Friday evening, it’s never out of the way. Yet despite this convenience, The Roost looks out of the village onto the surrounding countryside and hills, which mean that from the cottage you can easily explore on foot or bike the beautiful local area.  


The cottage easily has space on the driveway for 3 cars, and we would recommend a car for your stay to make the most of the local area. Local buses connect the village with Windermere and its train station via Ambleside and takes about 40 minutes.

What a beautiful place to be - snatched a mini break whilst still in tier 2. Didn’t want to come home even though it’s Xmas Eve tomorrow!. Perfectly located with beautiful walks in every direction and lovely pubs quite literally on the doorstep. We will definitely be coming back here. The cottage has everything that you need to self cater - although tbh we made the most of the pubs! The wood burning stove is fabulous. Took a dip in Coniston lake which was a highlight for me. It was very quiet - which was perfection for me! Can’t recommend enough :)

Cosy & SO close to the pub!

Stayed here right at the start of summer, just as restrictions were eased in the UK and couldn't have asked for a better place to kick off the summer of stay-cations. Myself and 3 friends had plenty of space in what was a large but very cosy cottage. There was a mountain bike track in the woods directly behind the cottage and plenty of walking routes around the town, but when it started to rain the pool table in the garage kept us entertained. The very best bit about this? The proximity to the pub! 50 meters from the nearest and then another 20 meters from there to the next. Then being less than a kilometer from the lake meant we could dunk are heads and clear our hangovers the next morning. Feel very lucky to be the first guests to stay in this cottage this summer. Would definitely like to visit again.

Lovely cottage with the best location!

A group of us stayed for the week and it was perfect for what we wanted. Friendly pubs, shops and nice walks are literally on its doorstep. As far as UK holidays go, I'd say 10/10.

Perfect Getaway

Visiting The Roost was my first time staying in the Lake District. I was quite apprehensive as I didn't know what to expect, however all the information I was provided, level of service and The Roost itself completely exceeded my expectations. The location couldn't be more perfect, a stone's throw away from amenities such as a Co-Op, pubs and village square as well as backing onto public footpaths and the local church. The Roost was very spacious and open, with lots of room for everyone. The 3 bedrooms were very big and there were 2 bathrooms (which was great for 6 people)! It also had a games room with a pool table and a selection of board games which were thoroughly enjoyed. Overall, I thoroughly enjoyed my time and can not wait to get back! Thanks again Coley Cottages!!

Lovely house in the perfect location

I stayed here with a group of outdoor-loving friends to celebrate the end of lockdown. The house has been newly renovated and has been done very tastefully (especially the bathrooms!) It has great access to plenty of lovely walks, with a footpath running right past the house. There is also fantastic access to Grizedale Forest, which has a variety of mountain bike trails and footpaths. The house also comes with great access to facilities in Hawkshead, including a co-op, cafe’s and 4 great pubs all with beer gardens! We’ll definitely be back!
