The open plan living/kitchen area of The Roost is located upstairs on the first floor to achieve the best views of the village and surrounding countryside. With high ceilings, bespoke lighting and windows on three sides, it’s a wonderful place to relax on luxury leather sofas with a glass of wine while enjoying the views of the garden, church, village or hills - take your pick!
The spacious living room, decorated in warm tones with polished floors also benefits from a 48” smart TV with Netflix and Disney+ it’s perfect for a quiet night in after a busy day exploring the Lake District.
The adjoining state-of-the-art kitchen is spacious and bright with every cooking utensil you need to prepare breakfast, Sunday lunch or a tasty snack. It’s fully equipped with a kitchen stove and oven, microwave, fridge, toaster, grill and dishwasher, plus there’s also a blender for healthy morning smoothies and fresh juices.
The dining room is visible from the kitchen on the first floor and part of the open-plan layout. With seating for 8 people at a large table, a bench and a wood burning fireplace to keep the house warm and cosy during cooler winter months, it’s a great place for entertaining or planning your itinerary with a cup of fresh coffee or tapas style snacks and drinks.

Also on the first floor, a new luxury bathroom has been added, with toilet and freestanding bath. It’s ideal for a kid's bath time or for adults to relax and unwind after a busy day. This room also offers stunning views mountain views across the rooftops of Hawkshead.
Ground Floor
Heading downstairs from the kitchen-dining area, the ground floor level of The Roost benefits from 3 bedrooms – a King, Queen and ‘Jack’, all served by a separate bathroom with walk-in shower and toilet.
Master Bedroom
The ‘King’ bedroom is spacious and carpeted with pastel artwork on the walls and dual aspect windows with views towards the church. Tastefully decorated, the room is minimalist by design, with clean lines, soft white linens and a comfortable armchair in the corner for reading or sketching. The Area
The Roost is perfectly positioned to discover the Lake District and everything it offers. Hawkshead village, a short stroll from the property, is a great starting point. Home to the Beatrix Potter Gallery, an array of independent shops, local pubs, cafes and restaurants, it’s easy to lose yourself while browsing or stopping to sample delicious food and local ales. The only ‘cat café’ in Cumbria resides in the village, where visitors can pop in for a pint and keep the owner’s rescue cats company for a while!
The English Lake District is an outdoor enthusiast’s dream, with activities ranging from hiking and trekking to canyoning, caving, mountain biking, climbing, water sports and fishing, guests will never be stuck for things to do.
There are abundant forest trails, lakeside treks and pathways leading to cascading waterfalls which have existed for centuries. The famous Cumbrian Way begins on the shores of nearby Coniston Water and Grizedale Forest is a popular spot with nature lovers, hikers and mountain bikers from all over the country.
The quaint town of Ambleside is a mere 10-minute drive from The Roost at Hawkshead. Visit Stock Ghyll waterfall, take a cruise on the Lake Windermere and don’t leave without a trip to Old Bank House Chocolate Shop for some yummy treats.
Grasmere, a little further north is famous for its custom-made Lakeland perfumes and homemade gingerbread. Enjoy the latter with morning coffee overlooking the water, before making an inspirational stop at William Wordsworth’s Dove Cottage at Rydal Mount.
